Hello,
I am 38 yrs old SC (1st time buyer) and married to a S pass holder foreigner with new born SC child.
How much grant can we get as a family to buy a resale flat?
I only have 50k CPF and what will be our resale budget like with grant that we are eligible?

Hi

It depends on your income. Assuming below $7k per month, will be up to $40k if buy 4room size and below, up to $60k ehg depending on income, and $10k if buying near parents. You can find out all the available grants upon the release of the applied HFE letter.

Hi there,

As you are applying for a resale flat with a foreigner (non SC/PR), the grants you are entitled to are the same as a single party who is applying for a resale flat.

Your possible total housing grant is as follows:

1. CPF housing grant - $40,000 (for 2 - 4 room flats) or $25,000 (for 5 room flats or bigger)

2. Enhanced Housing Grant (Single) - Up to $60,000 (dependent on the amount of your income)

3. Proximity Housing Grant - $10,000 if you live near your parents (within 4km)

Your final grant amount would depend on your current income, as well the size of the flat you purchase, as well as if you manage to secure a flat near within 4km of your parent's current home.

As for your resale budget, my suggestion is that you first proceed to do your HFE as it will give you an approximate gauge on what your affordability is.

In order to give you a more accurate number on your exact budget, I will need details such as the amount of cash you have on hand, and your monthly income.

The payment breakdown can be as such:
If you are taking HDB loan:

Cash over valuation - in cash
25% of the property purchase price - Cash/CPF / Grants
Stamp duties - Cash / CPF
75% of the property purchase price - Cash / CPF / HDB Loan

If you are taking private bank loan:

5% of purchase price + cash over valuation - in cash
20% of purchase price & stamp duty - in cash/CPF / Grants
75% of bank valuation of the property - In cash / CPF / Grants
