Hi Guru, currently I am an owner of a HDB flat being paid using a bank loan. Both my parents are also owners of this flat. My father's name is also in this bank loan but 2/3 of the bulk is under my name. I will like to withdraw my ownership to get my own resale flat, but both my parents are 70 years old and might have issue getting a bank loan. Would selling the flat be a better option than withdrawing ownership?

Hi,

By withdrawing your name from the current HDB flat, your parents would have to have the ability to finance the balance loan of the flat. Also, they will need to refund all the CPF monies that you had used on the flat back to your CPF-OA.

So, unless you have lots of cash to burn (pay back your CPF, plus do pledging to secure a loan for your aged parents for the balance loan amount etc), I would not suggest this option.

You could consider selling off the flat, and use the sale proceeds to either purchase a dual-key unit, or for them to purchase a small 2-rm flexi flat, while you purchase your own property.

Hi,

I have handled similar cases before and one of the cases is actually my father-in-law's house. If you were to take out your name then your parents will need to refund all your CPF used plus accrued interests. So this will be one bulk of cash involved. In the event if you still have a loan, your parents will have to bear the remaining loan of the house. If they are not able to bear the loan then that will be another amount of cash needed to clear off the loan. So all in all, you will need to fork out a lot of cash in order to make. your move work.

A more viable option will be sell off your current house and you can get back your CPF used plus accrued interests and the rest of the money can use used to get a smaller unit for your parents. This is not a bad move as it will be easier for your folks to maintain and clean the house if it is a smaller place. Of course this is the theory behind but in order to know if this can work out as said, a detailed financial calculations will be very necessary. Maybe what I can suggest is, we can have a online meetup to discuss about this. No worries about the meetup as there will be no obligations at all. We can just use this time to find out more and give you some proper advice. After the financial calculations are done, we can send it to you for your keeping so that you can have a proper discussion with your family and make that informed decision.
