Hi Gurus, I currently own a condo and HDB (MOP long fulfilled and no loan) and am planning to sell both my properties to relocate to another resale HDB in another town. I would need advice on the quickest way to do a relocation. After having exercised the OTP in selling my condo, can I go right ahead to buy another resale HDB flat before I offload my own HDB? What is the best option for me?

Hi,

Yes you can purchase first if your finances are comfortable, however your timeline will be quite tight as you have to dispose both current properties within 6 months of key collection to your next hdb. In current subdued market, it is more advisable to secure a buyer first as it will take some time, furthermore we are speaking about 2 properties for your scenario. It would be ideal to plan out the financial timeline properly together so to ensure a smooth transition, will be glad to do so you have an overall picture of what to expect before committing to anything.

There are a few options:

1) buy first and sell both concurrently

- obtain max 80% bank loan
- you must sufficient funds for the downpayment

2) sell both concurrently. commit to the purchase once sale otp for at least of the units has been exercised.

- even you dont have sufficient funds for downpayment, you can obtain bridging loan for it.

Since the Buyers for your condo have already exercised the OTP, I believe you should have the funds to proceed for your HDB purchase.

Upon your HDB purchase, you will then need to sell off your existing HDB flat within 6 months. You have the choice to do it concurrently too

Yes you can go ahead to buy another resale hdb as soon the buyer of your condo exercise their OTP .

There will not be any extra stamp duty penalties or ABSD .

If you needs the funds from the sale of your hdb to finance your resale hdb purchase , you may negotiate for 3 months extension stay ( meaning you still get to stay in your old hdb for 3 months although you are no longer the owner ) . This 3 months extension stay will provide you some time to renovate your resale.

it is likely you will have ample funds from your condo sales , therefore you have a choice NOT to sell off your hdb prior , because you do not need the hdb funds for your resale hdb purchase .

you can sell your hdb latest by 6months AFTER collecting key to your resale hdb , thereby giving yourself ample time for home renovation AND less hassle because eventually shift once only after renovation completed .

Good morning,

If you are looking at getting another HDB unit, you can opt for the following:

1) With sufficient cash flow, opt to hunt the HDB first and sell both your condo and HDB concurrently. This would mean that you might exercise the OTP for the purchase before your existing unit have gotten a buyer. Hence you might need to settle the down payment with cash.
2) Sell your condo and secure a buyer. Hunt for your HDB and then start to market your current HDB unit when you have secured the unit that you want to buy. This would allow funds from the condo to finance your HDB purchase.
