Hi, I have rented a shop. Agent told me that I should pay him 1 months commission for the rental of this property for 2 years and option of 2 yrs and the commission should be paid directly to his name, not his companies name. Although the tenancy agreement will be signed soon and I have no objections in paying him the amount of commission requested, I have a few queries:
1) Is it true that agent should not be getting commission from both landlord and tenant unless otherwise agreed?
2) In the case of a 2 yr lease agreement, the commission payable is 1 month?
3) Commission payable should be paid to company and never to agent?
4) If I paid commission to agent, what can possibly happen? Am I liable to company for the commission paid out to agent instead?
