Hi, my husband has a private condo (in Tampines) unit before our marriage. However due to some personal circumstances, we wanted to sell off this unit and buy another one. Right now we are conflicted as to whether should we wait it out for 15 months to rent and buy a resale HDB or should we sell and buy another private condo.

Currently we are sandwiched such that we do not qualify for BTO anymore and I don't think the EC wait out time is even justifiable. Most importantly I think we might not qualify for an EC too. We have been asking around and most of the feedbacks that I am getting is that we buy another resale condo (because we might not be able to afford in future?).

We are looking for a place in the east (Preferably not Pasir Ris/ Flora Drive), and we are now at this dilemma in which we have to make our choice soon.

Please help.

I supposed given that you guys are married now, probably the trigger and the motivation now is to look for a bigger space so as to start a family?

It depends on your phase of life as well, and what kind of lifestyle expenses and income that you currently have. Purchasing a bigger resale condo typically involves taking up a higher mortgage loan, and higher repayments. What's the kind of comfortable amount you guys will be ok in terms of monthly repayments for the next 5 years or so? This will help us determine the kind of comfortable price range to look at, and the available condo options in the east.

If there are not much choices available, I would say the alternative resale HDB may not be such a bad idea since it can fast track your retirement and financial freedom.

Hi Mdm,

In my opinion, selling and renting a HDB during the 15 months period may not be the best option because of the high sunk cost that you will need to incur during this period. From my experience, under this approach, you will likely need to rent for at least 2 years instead of the 15 months considering the paperwork and renovation.

Buying a resale condo is a better option. I would recommend that you work you your finances and find out what is the quantum that you are able to afford comfortably after the sale. In this way, we will be able to shortlist all the possible options and from there, find out the best resale option. The condo will be likely an older project which is more affordable but yet has upside in the long run.

1) Both of you are SC and currently married.
2) The combined household income fulfills HDB requirement.
3) The current intention is to rightsized your dream home.

Rental expenses for 24 months, factoring in the HDB application, renovation and move in timing, would set you aside with around $70k. Storage is another factor to consider, unless you are renting a bigger size HDB unit that can house all your current furnishing.

Have both of you liaised with any banker and obtained the IPA for your next purchase? What is the encouraging factor for both of you to rightsized to HDB? And how young are both of you? Without all the ingredients, it is tough for me to provide a rationalized advise.
