Hi. We are now currently living in 4 rm hdb bought in open market years ago. We are thinking to downgrade to 3 rm bto/flexi 2 rm and willing to wait for the completion. When shd we market our flat? We would need the proceed from sale of flat for the new purchase.

Good morning Khalil,

Have you guys fulfill your minimum occupation period?

Did you guys take any housing grant for existing 4rm? If yes, you will be subject to resale levy if you purchase a BTO.

If you are able to fork out the initial application fee, booking fee, 10% downpayment, buyer's stamp duty etc, maybe we can wait till the BTO is almost ready then market your unit for sale.

BTO construction delay which is common nowadays.

May I know if your MOP of 5 years have been met? If so, you are eligible to apply for the next BTO. If you have applied for grant for the existing HDB, it is considered a subsidized flat, and the next BTO is a 2nd subsidized flat, and if you manage to select an BTO unit you will incur resale levy of 40k.

If you have the funds for 10% downpayment and 3% stamp duty for the BTO, you can proceed to select and book the unit first and wait until construction completes before selling the existing HDB.
