I have just sold my flats at $200k cash profit, cpf $150 k and staying in a rented unit till I find my next dream home. Question is do I wait for a news condo launch to enjoy capital appreciation and continue renting, or buy a resale condo? With the cash proceeds, is it possible to buy two small units for own stay and rental?

Congratulations for the proceeds made forthe sale of your HDB. Do you think it is worthwhile to be on rental for the next few years while the new condo is under construction, which is likely to erode away the appreciation for the first few years? There is no right and wrong about it but your personal preference.

For myself, I'd rather own a place of my own as soon as possible if I am able to afford 1.

With the figures you have provided, it is likely that you'll be able to purchase at least 1 private property, subjected to the eligibility of bank loan. For the 2nd property loan, you are only eligible to a maximum of 60% loan.
