I live with my parents and brother in a 3-room HDB in Bukit Batok and we are looking for options to upgrade into a bigger living space such as a 4-room EC. Can I understand the exact mechanics of this upgrading process? Do we wait till the EC is built before selling off our HDB? Also, after applying for the EC, do we have to fork out the down payment immediately? What is the average pricing for a 4-room EC that is near the MRT (not LRT) station? If I take up this option as a joint-owner, does this mean I will not be able to qualify for BTO HDB in future should I want to get married?

Good Day I live with my parents and brother in a 3-room HDB in Bukit Batok and we are looking for options to upgrade into a bigger living space such as a 4-room EC. Can I understand the exact mechanics of this upgrading process? Qn1: Do we wait till the EC is built before selling off our HDB? Ans1: Yes, you can reside in your present HDB until you take the keys of your new EC unit and then you will have 6mths to sell your HDB flat. Qn2: Also, after applying for the EC, do we have to fork out the down payment immediately? Ans2: The first 5% is payable upon booking your choice EC unit. The following payment stage of 15% would usually be payable within the next 1-2mths. From hereon, it would depend if you have opted for Normal Progressive Scheme (NPS) or Deferred Payment Scheme (DPS) Qn3: What is the average pricing for a 4-room EC that is near the MRT (not LRT) station? Ans3: The only EC that is available now that meets this criteria is SkyPark Residences @ Sembawang, which is true 6min walk to Sembawang MRT along the red NS line. The price for 4BR at skypark ranges from the lower part of $1.01mil upwards depending on level and facing. Qn4: If I take up this option as a joint-owner, does this mean I will not be able to qualify for BTO HDB in future should I want to get married? Ans4: You still qualify for a BTO in future in the event you were to get married. However, you would be considered as a 2nd timer application and you would have to dispose your EC 30mths prior to BTO application.
