if I own a willed property share(Ie deceased parent 30% share of the HDB) of a flat, does this count as a property count for me.
and can I sell of this share to the co owner of the flat(ie my siblings)?

-I do not own any property on my own.
-I wish to buy a private property, and im enquiring this because im not sure whether i need to pay absd

Hi Kaisiang,

Yes it is still going to be counted as your 1st property as you are now an owner too.

Hi Kaisiang,

Yes the 30% ownership share counts as 1 property count. If you wish to transfer this share to your siblings, HDB approval is required and you need to write in to initiate a Transfer of Ownership to the HDB Branch in charge of your HDB.

You will need to complete this process first before buying private property so not to buy the private property as 1st residential purchase where ABSD will not be applicable.

Hi,

1) As long as you have an interest in a property regardless of the amount it is counted as own 1 property.
2) Your siblings must have the financial capacity to take over and at the same time meet the HDB eligibility policy.
3) You will be subject to ABSD if you keep an interest in this inherited property.

Yes You are liable for ABSD as long as you have not dispose off your share for the flat. You may transfer you share to your siblings subject to your siblings being eligible to hold on to the flat under one of HDB schemes of ownership.
