Hi Guru, saw an interesting question on an agent lose his license and the person was asking if the commission needs to be paid back on pro-rated basis. But I saw an even more interesting reply which says "Commission are paid to secure tenant and facilitate licence agreement only. That's basically agents job. Additional services is out of good will." I was suprised because I was told that for rental, the commission we pay to the agent includes the servicing of the tenant for the duration of the lease, e.g. repairs and maintenance etc. Of course the bill is for owner but the agent will get plumber, repair guy, electrician etc thus no admin hassel to owner. This is also why sometimes when the lease is renewed, the agent get commission again. Is my understanding wrong?

Many agents provide 'additional services'out of 'good will'. The main duty is to find suitable clients for one party.

    Thank you all for the clarifications. Most enlightening. I guess lesson learnt is, there is no requirement to have mandatory clause on commission payable to agent for renewal of contract after the initial one has lapsed.
