I noticed some hdb flats built in 1978 but still commanding high prices like those in Queenstown and Marine Parade. Is it prudent for buyers to put their hard earned money on ageing hdb properties like these with no definite prospect of SERS when the blocks become too old?

Hi,

For ageing properties like these, the resale value may be a problem next time as CPF usage and bank loan could be more limited relative to units with more balance years of lease, hence naturally the resale price will moderate downwards as it gets older. Nevertheless the mature estates have their charm (such as sea view at marine parade) and also amenities all round so it is not a surprise people are willing to pay good prices. Morning,

Some older properties do have issue will resale after MOP have being fulfilled as buyers will not be eligible to utilize all their CPF OA . However, as of today, I believe all HDB units have rarely reached 50 years of age before they are selected for Enbloc. If that's what you are looking into, it will be an issue for foresight and informed decision to make.
