My spouse and I are looking for resale EC. Understand that the EC has to meet MOP before sell. We saw some ECs listed in the open market for sales already even though still have few months before reaching MOP. Can we still buy those resale EC (before MOP) even though our income ceiling already exceed $14K? Or still have to based on HDB ruling?

Hi,

There are a few possibilities. It could be that the Sellers had put up the property on the market to "gather interests" first, and once a Buyer is found, they will be "ready" to issue the OTP once the 5-year MOP is met. For this scenario, the only eligibility condition the Buyers will have to meet is they will need to be Singapore Citizen or Permanent Residents, as Foreigners are not able to purchase a resale EC that is only been 5 years old.

In other possible scenarios, it could be a divorce case, and the Sellers are no longer able to hold onto the EC, hence they will have to sell if off even before the MOP is met. In this case, the Buyers of the unit will have to fulfill all eligibility conditions in order to purchase such a unit, much similar to the conditions when purchasing from the Developer.

Hi Sir/Madam

(1) Normally seller tends to put unit to market 2-3 months before MOP taking into consideration time to market the unit. Once buyer confirmed the unit, then they will put on actual date of MOP ..

(2) no income ceiling for resale EC..

Hi,

If you are buying the resale EC after MOP is met, there is no income ceiling eligibility to be met. No need to base on EC eligibility conditions.
